Sales Plans
FLOORPLANNERS asks Estate Agents to consider how frustrating it is for their clients and any potential purchasers, when valuable time is wasted because a property floor plan is not available prior to viewing.

A property may have the correct number and size of rooms required, but an unsuitable layout is recognized instantly on viewing. Considerable annoyance on all sides can be saved when floor plans are produced alongside property details.

Unfortunately this service is often restricted to only the largest and most expensive properties due to high costs applied by architects and surveyors.

Lease Plans
Whilst in many ways All Plans may look similar to Sales Plans, they are in fact produced in different formats.

Lease plans are required when new leases are being granted when freehold properties are split into smaller units, or changes are made to existing properties. Lease Plans need to be drawn to a given scale and show the demised area, as well as any areas used for communal access or right of way. Lease Plans also need to be lodged with The Land Registry, and need to be copyright free. We are able to provide suitable plans for this purpose.

Development Plans
Developers regularly ask us to supply existing plans of properties that they have purchased for development. We can also assist in recommending potential layout changes that may enable the conversion of a larger property into smaller units, or the reverse where a multi-unit dwelling has the potential to become a large family home.

However it must be noted that our plans are for layout purposes only and do not provide any structural information, and therefore should not be relied upon for such.

Are required for many different reasons
Retail or Office space require plans for Lease or Rental agreements.
Restaurants and Bars require plans for Licensing applications.
Travel Companies require plans of Chalets and Villas for their sales brochures.
The
Police, Prosecution and Defence council require Scene of Crime Plans for the courts.
Insurance Companies require plans for confirmation of protected areas.

3d Plans
Some of our clients prefer to display plans in a 3D style. We are able to produce plans in the style shown here, these plans have some advantages over 2D plans.

Although they also have some disadvantages and incur additional charges. Orders for 3D plans can only be taken once a standard 2D plan has been produced.
